Landlord & Tenant Contact
The landlord lists their property with KeyHomez. Both parties decide they are a good match.
This is the beginning of a relationship built on trust — and that trust is what our escrow service is designed to protect.
Preliminary Agreement Signed
The landlord and tenant agree on the rental terms — the monthly rent, the start date, the notice period, and any specific conditions. A preliminary rental agreement is signed by both parties.
This agreement confirms the landlord’s intention to rent to this specific tenant, and the tenant’s commitment to move in on the agreed date.
Tenant Pays KeyHomez — Not the Landlord
Here is where the magic happens. Instead of paying the deposit and first month’s rent directly to the landlord, the tenant transfers the funds to KeyHomez’s secure escrow account.
The landlord cannot access these funds. They cannot spend them, move them, or take them. They are held entirely for the benefit of the transaction.
Final Contract Signed & Keys Handed Over
On the agreed start date, the landlord and tenant sign the final tenancy agreement. The landlord hands over the keys, access codes, and all relevant property information.
Both parties complete a check-in condition report together, documenting the state of the property at handover. Both sign to confirm everything is as agreed.
Only at this moment — when the tenant physically has the keys in their hand — does the release process begin.
KeyHomez Releases Funds to Landlord
Once both the tenant and landlord confirm the handover in writing — and KeyHomez has verified that all agreed conditions have been met — we release the escrowed funds to the landlord.
The transfer is completed within 3–5 working days. Both parties receive written confirmation and a full transaction record for their files.
The deposit continues to be held by KeyHomez for the duration of the tenancy, to be returned at checkout subject to the condition of the property.
